You found it! This is THE SPOT where you and your fellow travelers want to stay. Your stay in Austin will be perfect with this gorgeous home. All reservations INCLUDE both houses on the estate and private pool. The front one-story main house has three bedrooms (two king bedrooms, and a bunk room with four XL twin beds and two regular twins) and three and a half baths (each bedroom has an en-suite bath). This home accommodates 10 people max per city code. The back two-story house has two bedrooms (two queen) and two full baths. This home accommodates 6 people max per city code. All of the mattresses are memory-foam and are lavished with cozy sheets and down and/or down-alternative pillows. The living room in the main house has a 65" flat screen TV, the comfiest couch you've ever sunk into, and three sets of patio doors looking out onto the pool. The chef's kitchen is a dream for anyone who loves (or likes) to cook. It has all the amenities one could ask for like a 48" Monogram range with a double oven and griddle, a Sub Zero refrigerator, a wine fridge, a pullout drawer microwave, blender, and coffee maker. It is stocked full of quality accessories from brand new pots and pans all the way to a lemon zester and a meat thermometer. The back house has its own full kitchen to boast about, loaded with all the amenities and high-end appliances like Sub Zero refrigerator and freezer drawers. It also has it's own full-size washer and dryer and a 55' flat screen TV on the first floor. The two bedrooms are upstairs, with the master (and en-suite bathroom) overlooking the backyard and pool. The LOCATION is PERFECT. We are walkable to downtown and an eighth of a mile to Rainey St and the Austin Convention Center. We are also just a few blocks from the lake, so it's super easy to grab your running shoes or a B-Cycle and hop on the ten-mile hike and bike trail which loops around the core of the city. There are a ton of amazing restaurants nearby and our favorite high-end, The Quality Grocery store is right down the street. Only a fifteen-minute ride from the airport, you'll be in our amazingly beautiful, tree-canopied neighborhood in no time! There is a $125 per day fee for additional nights, must include the entire stay. 90 degrees max temp. *Not considered short-term rental* Any booking on high demand times are non-refundable these include Austin City Limits, F1, SxSw, Christmas, New Years, and Thanksgiving. F1, Austin City Limits, and SxSw must include Friday and Saturday for any booking over these event dates. SxSw this may also require a minimum of 5 nights for these dates regardless of calendar settings. We highly encourage travels insurance when booking to make sure you can enjoy your trip without worry. You can purchase through Airbnb or we will send you a link after booking to evaluate options. If you don't have a car, I'd recommend using Lyft or UberX to get around, you can get to most places in downtown Austin for $5-10. You'll love the East Austin location. There are stairs in the guest house. The ADA accessible entrance is on the side of the main house near the laundry. Heated Pool Option: $375 for stays of 2-3 days, with an additional $125 per day for longer stays. The max heating temp is 90°F; any temp above this incurs an additional charge. If the outdoor low temp is more than 40°F below the pool temp, an extra charge applies. Heating must be requested at least a week in advance and applied for the entire stay. The pool is available year-round, heated or unheated. **If the pool heater malfunctions due to factors beyond our control, we will refund the heating fee but do not offer refunds for any other portion of the stay, including partial refunds. **A security deposit or damage waiver is required. This will be after your booking is confirmed. $125 damage waiver covers up to $5,000. Or guests can choose a $5,000 damage deposit. This helps protect you and all of your guests from unintentional damage to the property for a worry-free stay. **We highly encourage all travelers to purchase travel insurance. We can send a link to do so after the booking is confirmed. The company we recommend will reimburse 100% of any covered cancellation amount before the trip begins and 150% after you have started traveling. Ring doorbell cams are at the front door and back door. These will record audio and video but are only accessed if there is an issue. We primarily have these for guest safety.

Guest Access
Guests have private access to the entire property. This includes the pool, the main house, and the guest house, Your own private estate! There are locked storage closets for our cleaning and set-up team's use. These are not accessible by guests Pool Care comes every Monday and Thursday between 8-5pm. Lawn care comes every Thursday morning between 7:30 -10am.
